Regency Oaks consist of a residential community that contains 220 homes with an expectation to scale to 305 at build out. The property is located off Enon Road in the City of Atlanta, Georgia. It is our understanding that the development was started 12 years ago. The common elements of the property consist of the entry monuments and signage, entry fencing, guardhouse, common area landscaping, amenity area parking, amenity area sidewalks, amenity area drainage, clubhouse, fitness center, bathhouse, swimming pool and deck, water slide, two lighted tennis courts, playground, basketball court, picnic area and walking trail.
This reserve analysis was completed utilizing the “full” level of service, which included the property review and preparation of this report. This Reserve Analysis is prepared for the fiscal year starting January 1, 2015. It is our understanding that the reserve account for the community has a balance of zero $0.00 with no annual contribution for 2014. Based on our analysis and review of the property, it is our recommendation that the annual contribution be increased to $40,000 a year in 2015 through 2020, which is equivalent to an average contribution of $182 per year, per residential home. It is our understanding that the developer is not planning to turn over any reserve balance as a part of the turnover. It has been our experience that a minimum cash balance equivalent to the first years required annual funds be turned over to the Association.
